Vat and the listed building

Certain types of work for which you have listed building consent should not attract VAT however the onus of deciding if tax is payable or not rests with your builder and if he gets it wrong he will become liable. He will, therefore, want to charge it “just in case” and once it’s paid its difficult to recover. Our information sheets will explain your rights in precise detail. According to the Sunday Times, owners are paying over £250 million per year in unnecessary VAT.

If you are planning to convert a non habitable building such as a barn, mill or a derelict house into living accommodation further substantial VAT savings are available to you.

LPOC will happily explain precisely your rights and in difficult or complicated cases you will be able to speak to our specialist VAT expert. If necessary we will liase directly with the builder on your behalf.

PW of Gloucester says “joining LPOC was probably the best £55 I’ve spent, because no sooner had we done so, I was advised that we could claim back £9,000 VAT we had paid on work we had done. I’m upset to think we would have just lost this money through ignorance if we hadn’t joined the club. We fully support LPOC in making listed homeowners more aware of the issue.
